What is the actual difference?

Why does carpet get dirty again fast after a rental clean?
Usually because soap was left behind. The CRI's Spot Solver warns that "many spot removal solutions leave residues in the carpet that may attract soil", that detergent residue "may cause rapid soiling", and: "Never use any of the solutions in concentrations stronger than those recommended." With a rental, the temptation is to add more solution to the tank for a stronger clean, which does the opposite. If you rent, use less product than the label allows and do a final pass with plain water.
What about overwetting?
It is the other common problem. A machine that puts more water in than it takes out leaves the pad soaked, and wet carpet that stays wet is a mould risk: the EPA says "mold can grow on wood, drywall, carpet and furniture if they remain wet for more than 24 hours". Do more slow drying passes than wet ones, run fans and a dehumidifier afterwards, and read how long carpet takes to dry.
Does a rental clean count for my carpet warranty?
Probably not, if your warranty says "professional". Mohawk's carpet care guide says: "Mohawk requires professional hot water extraction every 18 months using cleaning products, equipment or systems that carry the CRI Seal of Approval." When does renting make sense?
For a single spill on a small rug, a quick freshen-up between professional cleans, or carpet that is about to be replaced anyway. The CRI's care advice suggests small hand extractors "for quick cleanups of pet accidents", with the reminder that they do not replace periodic deep cleaning.
