- Vacuum Dry soil comes out first. Most of the dirt in a carpet is dry and loose, and wetting it only turns it to mud.
- Pre-spray A cleaning solution goes on traffic lanes and spots to loosen the oily soil that vacuuming leaves behind.
- Agitate The solution is worked through the pile so it reaches the base of the fibres, not only the tips.
- Rinse and extract Hot water flushes the pile and is vacuumed straight back out, taking the loosened soil and the solution with it.
- Groom The pile is brushed in one direction so it dries evenly and stands up.
How often should commercial carpet be cleaned?
More often than at home, and not evenly. The entrance, the reception area and the route to the kitchen and washrooms take most of the soil in any building and may need cleaning every few months, while a private office may only need it once a year. Carpet makers tie professional cleaning to traffic: Shaw's own guidance is professional hot water extraction every 6 to 18 months, depending on traffic. The practical answer for a workplace is a schedule by zone, not one date for the whole floor.

The intervals are Klein's suggestion for planning, reasoned from the manufacturer's 6 to 18 month range above; they are not a manufacturer requirement.
Can carpet tile be cleaned the same way?
Yes, with care over the amount of moisture, because water that gets under tiles can loosen the adhesive at the seams. Badly stained single tiles are often cheaper to swap from spares than to clean, so keep the spare box the installer left.
What about entrance mats?
The Carpet and Rug Institute's advice for keeping carpet clean includes stopping dirt at the door with mats, and the carpet just inside a doorway is where soil collects first. Walk-off mats take the worst of it and can be cleaned with the carpet; keeping them vacuumed between visits is the cheapest way to make the carpet behind them last. How long until the space can be used?
Drying time depends on the carpet, the building's humidity and whether the ventilation is running overnight. Cleaning in the evening with the HVAC fan on is the usual way to have the space dry and usable by morning. We will tell you if a particular area needs longer.
