How does encapsulation work?
Interface's Carpet Tile Maintenance Guidelines call it the crystallizing method: "a low moisture procedure similar in some respects to the dry extraction method but instead of using the powder, a liquid encapsulation solution is used". The process "is designed to encapsulate the soil as the solution dries, forming small crystals that can easily be vacuumed out of the carpet". Its steps are: vacuum thoroughly, apply the solution with a sprayer, agitate with counter-rotating brushes, let it dry, then vacuum.
How does it compare with hot water extraction?

Can encapsulation replace deep cleaning?
No. Interface says "regularly scheduled interim cleaning can prolong the need for restorative cleaning", which is the honest case for it: fewer deep cleans, not none. For restorative cleaning it is explicit that "hot water extraction is the most effective method and the only restorative method recommended by Interface". Encapsulated soil that is not vacuumed out well builds up over repeated visits, which is why the vacuuming after it matters as much as the solution.
Is it used on home carpet?
Sometimes, as a quick freshen-up, but the carpet makers' home warranties tend to name hot water extraction. Mohawk's care guide, for example, "requires professional hot water extraction every 18 months"; see steam cleaning vs dry cleaning. For a house, the deep clean is what matters.
Where does it fit in a building's schedule?
In the interim column of the frequency chart: one to three times a year for light traffic, up to 12 to 52 times a year for very heavy, per Interface's chart in how often to clean office carpet. Many buildings have their janitorial contractor do the interim work and bring in a carpet cleaner for the restorative visits.
